Include areas of existing or planned commercial office mix use development or residential uses either adjacent to a planned growth or village area or a new standalone transition or infill area that's served by or planned for public water, wastewater, or both. K. And I thought, wow. That's pretty good definition.
And so the intent is the slide is is to transform those areas into higher density mixed use settlements or residential neighborhoods through infill development or heat development. So the mapping is underway now. It'll certainly be complete before twenty twenty eight. So I used that. Yes, Joe.
[Member Joseph Parsons]: Not having looked this up, if anyone remembers. This is the section that I had a problem with the part where it said that in a flood plain, you can do that. And fill.

So I'm just making I just wanna make sure that we're not somehow, like, moving that into this.
[Chair Marc Mihaly]: That we're kind of, like Building out of house. The most I can say to you is I call today. I can call Fairley Baker on the phone. Remember him? Yep.

I got asked this question. Is it just the low mod that gets the benefit? And I said, no. It's the whole project. It's for the infrastructure for the whole project that gets the benefit of that.
And I've told Charlie Kimball, and I will tell the chair, this is a placeholder. I said the committee feels like this is worth exploring. If you have information that would lead to a bigger spread or more incentives or different numbers, you you know, the only concern we have is that what's left is suitable and is enough to actually create the help financing infrastructure of the project in a meaningful way.
[Member Joseph Parsons]: And with this program, there's no way to keep tacking things on to make it drawn out longer that you have have the debt. Right?
[Chair Marc Mihaly]: You know, the debt, I think this is what I think.

[Chair Marc Mihaly]: the debt. Is what it is. In other words, you go out and get twenty percent. The bond council and the bond bank decide the length of the bond that you wanna go for. Do you want it's usually twenty years.
